One Year Builder Warranty Home Inspections

The owners of newly constructed homes are advised to have their homes professionally inspected at least 1 month before the builder's warranty expires. This is meant to uncover potential defects inside and outside the house, and in the process provide sufficient time to establish whether the builder is liable for necessary repairs. New construction one year warranty inspection, popularly known as 11th month walk-through, is a very important time for the buyer to consult with the builder on any deficiencies. A one-year new home warranty inspection is an important aspect of building or buying a new home. A one-year new home warranty provided by builders of new homes may cover repairs or replacement of several systems or specific appliances in the home. In order to take full advantage of this warranty, it is prudent to get the home inspected by a professional before the warranty expires.

While the seller may not agree to make each repair noted in the inspection report, you can negotiate for major repairs. For example, problems with the flooring, HVAC, roof or other areas are often costly. If repairs are needed for these areas, you will likely be able to come to some form of agreement with the seller on how to proceed. Minor repairs, or anything considered normal “wear and tear,” will likely be your responsibility as the buyer. After you receive a home inspection report, take time to read through it carefully. Chances are if you are there during the inspection walk-through, you will have an idea of what to expect based on your conversations with the home inspector.

The office staff was friendly, flexible with scheduling and called to follow with a reminder. We used VBI for two home inspections in the Scottsdale area and they were the consummate professionals. Very detail oriented, customer friendly and truly cared about their work. They are our go-to guys from home inspections from now on.

We have even seen differences with the same builder in different developments due to the different personnel and supervisors. In my experience the main difference between the “good” builders and the “bad” builders is customer service. The “good” builders will be more professional dealing with you and will be better about fixing things. The “Bad” builders……Yes they will make repairs, but you will have to work harder for it.
